The epitome of a contemporary neighbourhood

Brisbane's Newest Lifestyle Precinct - 'Teneriffe Banks'

Introducing Teneriffe’s newest riverside destination, designed to offer both contemporary neighbourhood experiences and meet the growing demand for Brisbane’s housing options, all while elevating the inherent charm of Brisbane’s prestigious riverfront in Teneriffe.

At street level, this exceptional destination will unveil a grand riverside plaza, an expansive riverwalk, and captivating laneways adorned with exclusive retail boutiques, sophisticated cafes, and gourmet restaurants. Five buildings will grace the skyline, providing 213 residences with a seamless fusion of contemporary apartment living, a boutique hotel, and townhouses reminiscent of Teneriffe’s famous wool-store lofts.

Enhanced by lush landscaping, the site pays homage to the local environment by preserving mature fig trees and mangroves. Over 2.3 acres of the destination will be thoughtfully designated as open, public spaces, offering an retreat for the community.

Looking ahead, construction is set to commence in late 2024, heralding the dawn of Brisbane’s last remaining riverfront reinvention.

Everything on your doorstep

Superior living at your fingertips

The 17,612 sqm site of a sand and gravel business for the past fifty years has more than 220m river frontage and was sold to Kokoda Property in May this year for an all-time Brisbane record price upwards of $100 million. The industrial use has previously been a barrier to riverside connectivity and the community.

The project will create a new riverside destination, offer neighbourhood experiences, housing options with apartments, and warehouse style lofts, creative co-working spaces, hospitality, retail and contribute to the overall vibrancy of Brisbane river’s edge in Teneriffe. The development will also continue to support the local community with upgraded public amenities and a brand-new purpose-built Community Hub.

Kokoda’s Riverside Sands Teneriffe Project Approved with Fewer Storeys, More Towers

The Brisbane City Council has approved Kokoda’s revised development proposal for the Riverside Industrial Sands site in Teneriffe. Initially planned as a three-tower project, it has now been updated to five towers, with the tallest building height reduced from 30 storeys to 19 storeys.
The large scale development project located at 17-27 Skyring Terrace, Teneriffe has been designed by Cottee Parker architects and will include a 163 five-star Kimpton Hotel in the tallest tower (Tower 5) with the remaining towers which have building heights of 8 to 16 storeys will comprise of 213 residential apartments in total with each tower having generous rooftop residential amenities.
This application which was approved by Council on the 28th of June, supersedes the previous proposed application by Kokoda Property.
According to planners Urbis, the development features 9,345m2 of accessible ground floor public realm space which will include a new riverside riverwalk as well as a more comprehensive and accessible layout.
Specifically, a pathway has been introduced through the centre of the site, drawing the public from the Newstead area to the riverwalk and new public realm.
This promotes a broader public engagement with the river and though there are private F&B places envisioned, they are secondary to the publicly available spaces. These enhancements underscore the commitment to creating a more expansive and accessible environment in the current proposal compared to the previous DA.
The newly updated and approved application includes a 1,495m2 riverside public space which will feature a terraced lawn with integrated seating wall with views to the river and a picnic area featuring interactive water sculpture.
A newly improved laneway named ‘Wool Lane’ will run through the entire project with ‘Helen Lane’ providing car and pedestrian access to both the river as well as the Kimpton Hotel and Tower 2. Wool Lane will start at Helen Street and connect to the Teneriffe City Cat Terminal providing quicker access from Skyring Terrace. The current building that sits on the corner of Skyring Terrace and Commercial road which houses the Teneriffe Community Centre will be demolished to make way for Tower 3 which will house a new 253m2 Community Centre on the ground floor level and is set to include art and cultural production gallery, creative and wellness stores as well as meeting rooms.
Whilst the name Riverside Sands comes from the company Riverside Industrial Sands, it is apparent in the development application that the name could indeed stick – with Riverside Sands being referred to a number of times, this is however not yet confirmed by Kokoda Property.
The five-star Kimpton hotel tower will feature a hotel pool terrace on level 5 with a large hotel lounge and bar area as well as a 280m2 ballroom and pre-function space on level 6. Level 7 will include a spa wellness centre and gym. A large signature rooftop restaurant and bar is also planned for level 18 and 19 of Tower 1.
